Mega Supply Pro is excited to announce our involvement in a new large scale mixed-use building rehabilitation project that delivers convenient and affordable contemporary living spaces to Philadelphians at a fraction of the environmental impact of a traditional new construction. Designed to meet the highest levels of sustainability, The Poplar's 400,000 sq.ft. building was originally built in 1918 and served as a warehouse for Strawbridge & Clothier's Center City Philadelphia flagship store.
Adjacent Philadelphia's trendy Northern Liberties neighborhood, with the expert help of Mega Supply Pro's purchasing department, the project converts the old industrial warehouse to market-rate housing, creative office space and ground floor retail. With mixed-use commercial spaces located along one side of the building, below elevated train tracks.
The Poplar's amenities will include a 10,000 sq.ft. gym, a shared office space that tenants can use to work from home, an audio listening space, a recreational area for children, a dog park, and a rooftop pool with a solar deck and personal cabanas being the cherry on the top.
The Poplar was thoughtfully envisioned by Coscia Moos Architects to highlight the past while honoring the urban living trends of the future. Mega Supply Pro assisted the developer, Post Brothers, in outfitting the building with light, bright finishes, strategically designed lighting, and a welcoming color palette that complemented the property’s industrial warehouse heritage.
The Poplar features 285 studio to four-bedroom apartments ranging from 600 to 2,730 sq. ft. Residences offer abundant natural light, high ceilings, expansive windows, and access to the Solmar rooftop terrace, which provides panoramic city and waterfront views.
Our procurement and purchasing specialists secured manufacturer-direct agreements to supply a wide range of building materials, fixtures, and finishes for the project, including ceiling fans, energy-efficient kitchen appliances, laundry equipment, hardwood flooring, custom closets and cabinetry, windows and doors, as well as smart security and access control systems.
All materials and finishes required for the project were delivered precisely when they were needed on the job site, with no delays, complications, or wasted time. This streamlined and consolidated approach proved far more efficient and cost-effective than the traditional system in which developers rely on contractors or a fragmented network of distributors and intermediaries, each introducing their own logistical challenges and excessive markups.
Thanks to Mega Supply Pro, each apartment at The Poplar featured energy-efficient windows filled with argon gas and heat-blocking Low-E coatings, carbon-free heating and cooling systems, and 100% ENERGY STAR appliances.
Residences also include LED lighting throughout, along with water-efficient dishwashers, washing machines, and toilets. Responsibly sourced building materials, including locally manufactured cabinetry and Forest Stewardship Council certified hardwood flooring, further reflected our commitment to sustainability and responsible community-focused building practices.
And to top it all off, 100% wind generated power used in the building will make it a carbon emission free property.
